Our first oak frames Cabin set overlooking the stunning scenery of Southern Cumbria. Small sized living really does feel a treat with a fully glazed front allowing you to relax in front of the log burning stove and enjoy the views. 


An ideal getaway for two sleeping in a kingsize cubby while also providing 2 single bunks for children.


A shared washing machine, tumble dryer and drying rack for rainy days are located in the nearby utility building.


An outside dining table is provided to enjoy the view  after a day spent exploring. Enjoy the views .

Terms and Conditions

…COVID 19…


Please check your group party meets any current covid regulations in terms of demographics, health, travel and number of guests attending your booking. Any bookings/ guests who do not maintain guidelines may be liable for Covid fines.


Guests who disregard government guidance resulting in any fines issued to Newland Valley Log Cabins reserves the right to recover costs from the booking party.


We reserve the right to amend T&C


All terms are per week (Damson & Guardswood Cabin: Friday to Friday, Pear Tree: Saturday to Saturday) unless specified differently on the booking form. A binding contract will exist once a completed booking is confirmed once a deposit is paid.


Each cabin has a maximum capacity, bookings cannot exceed our advertised numbers as below:

  • Children are classed in all numbers unless cot age up to the age of 3.

  • Guardswood- sleeps 6 plus cot

  • Damson- sleeps 4 plus cot

  • Pear Tree- sleeps 4 plus cot

  • Blackberry- sleeps 2x adults (use of King-size bed) 2 children (bunk room)

Please be aware we require your exact number of guests for our liability insurance, therefore if you wish to have others guests we must be notified before your stay.


A non-returnable deposit specified on the booking form is payable with each booking. The balance of the cost will be due six weeks prior to the start of your stay. Payment is due in full if you are booking less than six weeks before the start of your break.


If, once you've paid a deposit, you need to cancel your booking, please notify us by telephone and immediately follow up with written confirmation. The initial deposit is non-returnable. If you have to cancel once you've paid in full we will do our best to re-let the accommodation, in which case you will be returned the balance owing less deposit to cover administration costs and holding of dates. In the event that the accommodation cannot be re-let the full amount is payable.



We advise you to take out insurance to cover any problems or cancellations, this includes guests inability to stay at Newland Valley Log Cabins due to health, isolating or traveling restrictions.

Any information collected via booking with Newland Valley Log cabins is done so for booking dates on the form only and is not shared with any third party. We do not hold any information or use information for advertising purposes.


If guests wish to be notified of any offers or information regarding the cabin’s please join our face-book site for group notifications or contact us directly.


Please notify us of any breakages within or on the property. A replacement fee is payable.


Your accommodation is cleaned before your arrival and as a limited amount of time is available to clean between holidays. We have in place extra regimes for guest safety please do the same for us by leaving the cabin and its contents clean and tidy this includes washing all pots and emptying bins. Due to recent concerns guests are also asked to strip all beds used and place in laundry bags provided in each wardrobe for the safety of our staff.


Your accommodation will be ready for you from 3pm on your start date. If you would like to arrive earlier, please contact us and we can advise availability.

Departure time is prior 10am on the last day of your stay. If earlier check outs are required during Covid 19 this is so the cabins can air prior to us entering the accommodation.

Pets are not allowed.


Gas (lpg) and electricity are included in the cost of your holiday. Heating is set on a timer - if you require the timer to be adjusted, please let us know.


Please note no electric heaters are permitted inside the premises due to the risk of fire.


Our fire and safety insurance? does not cover any damages due to personal heaters and any damage will be payable in full by the customer including loss of earnings.


No FIREWORKS or CHINESE LANTERNS are permitted onsite or within Newland Valley Premises due to the risk of fell and cabin fires.


No stag or hen parties are permitted on the premises

Towels, tea towels and bed linen are included in the cost of your holiday. Fresh linen will be provided on multiple booked weeks. One bag of logs is provided for the log-burner per week - further logs are available from the store situated on your veranda’s. These are priced at £4.50 per bag, and an honesty box is provided.


We cannot accept bookings from anyone under 18 years of age.

Your vehicles and their accessories and contents are left entirely at your own risk, as are all personal belongings left in the property.


For the convenience of our guests we operate a no smoking policy on site.


You must notify us of any shortcomings with your accommodation immediately so that action can be taken.

Cabin specifications are available on our website, please make sure if you have any specific requirements that the accommodation is suitable for your needs, if you have any specific requirements please contact us when booking and we can confirm any suitability. Booking conditions will apply due to the dates being closed to other potential customers.


We are always happy to discuss any special requirements and suitability please contact us before a booking is made if you require any further information before a booking commences.

The owners may enter the premises at a reasonable hour for inspection purposes.


Any guests in breach of our terms and conditions will be warned before an immediate vacating of the premises - no compensation will be given in such circumstances. Any activities deemed to be illegal will terminate your contract & will result in immediate vacation without compensation.
